We have 3 self-catering cottages on the farm.  Bed & Breakfast accommodation is available in the farmhouse.  All our cottages have stunning views of Hailes Castle and Traprain Law, and the River Tyne is only 5 minutes walk away.

Cottages 2 and 3 (above) are similar in style and identical in size.  They were newly renovated in 2007 with the only real difference being the layout of the ground floor.  Cottage 2 has a separate kitchen and living room while Cottage 3 is open-plan.  Features: 1 Double Bedroom (twin), Log burning stove, small private garden with patio and garden furniture, Washing machine, Fridge/Freezer, Fan-assisted oven with grill and hob, Microwave, TV/DVD and stereo, Garage, 2 campbeds, all bedding, linen & towels

 
 
 
 
 
Corner Cottage (above) was refurbished in 2009.  It has two double bedrooms (twin), two bathrooms (one with shower, the other with bath/shower), kitchen/dinning room (with breakfast bar and dining room table) and a separate lounge with sofabed.  Sleeps 6.  Additional campbeds and bedding are available.  Features: Small private garden and garden furniture, Washing machine, Fridge/Freezer, Fan assisted oven, Microwave, TV/DVD and stereo, easy parking, All bedding linen & towels
 
Our cottages are non-smoking and we do not allow pets.  Bedrooms and bathrooms are located on the first floor of each cottage.  
 
FARMHOUSE ACCOMMODATION
 
 
 
Click here for more photos of the farmhouse.  We have two very spacious en-suite bedrooms available as bed and breakfast accommodation.  Depending on availability we may have further rooms available. 
 
All our bedrooms have en-suite shower (and/or bath) rooms, double (or twin) bed(s), tea & coffee making facilities, TV & DVD player.  One of our guest rooms is split over two levels with the bedroom and en-suite bathroom on one floor and a hidden cosy seating area on the upper floor with a day bed.  Perfect if you need extra room. 
 
Our second lovely guest room has windows looking east and south toward Traprain Law and Hailes Castle.  It also contains a decorative fireplace, which we discovered during renovation of the house in 2002.   
 
 
Breakfast at Overhailes
 
Breakfast times are generally flexible, but before 10.30am.    Guests complete a breakfast card the night before with a choice of the following:
 
Fresh Fruit Juice and Tea or Coffee
 
1. Continental breakfast - Choice of cereals, Fruit, Greek Yoghurt, Croissant, Toast, Selection of preserves (honey, marmalade, jam), homemade Scottish drop pancakes, maple syrup.
2. Cooked breakfast - Bacon, Eggs (scrambled, fried, boiled), Sausage, Toast
3. Loch Fyne smoked salmon and scrambled eggs, served with a plain (toasted) bagel.
 
Guests having a cooked breakfast are also welcome to cereal.
